Home Builders in Karnes City, TX

Which permit office you answer to depends on which side of the line your lot sits on

A lot inside the Karnes City limits needs a building permit from City Hall. A lot a mile out on county land needs no building permit at all, because Karnes County does not issue them. Same house, two different stacks of paperwork. NTEX Construction builds and remodels across Karnes County out of our shop in Goliad, 38 miles southeast. Family owned and operated, so an owner answers the phone and an owner runs your job. Call (361) 645-4000 and tell us where the lot is. We will tell you which office you are dealing with before you spend a dollar.

What You Get When You Build With Us

01

Houses and Commercial, One Crew

The same people who frame a house frame a shop. If you are building a home on one lot and a yard office on another, you are not managing two contractors and two schedules against each other.
02

We Know Which Office to Call

City permits, county septic, a 911 address, a driveway cut into a county road. We have filed all of it before, in both offices, and we know which one holds up a start date if you leave it late.
03

We Build on Clay for a Living

The ground here swells and shrinks with the season. Your foundation gets designed off a soil report instead of a standard detail, because that is the one mistake you cannot fix later without tearing something out.

Building in Karnes City and Across the County

NTEX Construction has worked around Karnes County long enough to know the Monteola clay, the dry spells that split it open, and the Eagle Ford traffic on US 181. We also know both permit offices, so your build does not stall waiting on a form nobody told you about.

Inside the city limits, your building, electrical, plumbing, mechanical and gas permits all come out of the Building Officials office at City Hall, 1007 N. Highway 123, phone 830-780-3422. Before any of them get issued, the city wants block and lot owner verification and a Utility Service Availability work request filed with the Utility Department. Each permit runs 180 days, so we pull them against the schedule rather than all at once.

Out on county land there is no building permit to get. What you do need goes through the Karnes County 911 and Special Projects office at 210 W Calvert Avenue, Suite 155, phone 830-780-3511: a determination development permit before the septic application, a 911 address, and a driveway or culvert permit if you are cutting into a county road.

How a Build Runs With Us

01

We Walk the Lot

You show us the land or the house. We check whether you are inside the city limits before we leave, because that decides which office we spend the next few months with.
02

We Test the Soil

A Vertisol swells and shrinks by the season. The foundation gets engineered off a real soil report, and on county land we start the septic determination at the same time.
03

We Draw It and Price It Together

You mark up the drawings until they match what you pictured. The plan and the number land on your desk at the same time, before anything starts.
04

We File the Paperwork

City permits with the block and lot verification and the utility availability form, or the county determination permit, septic, 911 address, and driveway permit. You sign where we point.
05

We Pour and Frame

Site prep, foundation, framing, roof, then the wiring and the plumbing. You get photos every week and you are welcome on site any day you want to walk it.
06

We Set the Finishes

Cabinets, counters, flooring, paint, lights, trim. Your budget sets the limit, not our catalog. We show you what each choice costs before you make it.
07

We Walk It With You

Every room, before you move in. We show you how the systems work, you write the list, and we fix every item on it. Keys change hands after that, not before.

Frequently Asked Questions

No. Karnes County issues no building permits. What you do need is a determination development permit before the septic application, a 911 address, and a driveway or culvert permit if you are tying into a county road. All of it runs through the 911 and Special Projects office at 210 W Calvert Avenue, Suite 155. We file it for you.
Block and lot owner verification, and a Utility Service Availability in Area work request filed with the Utility Department. After that the building, electrical, plumbing, mechanical and gas permits come from the Building Officials office at City Hall, 1007 N. Highway 123. Each one is good for 180 days, which is why we time them against the schedule instead of pulling everything up front.
Four to six months for most houses, longer if the design is detailed or the lot needs heavy dirt work. On county land the septic can set your start date, which is why we open that application before anything else. You get a real schedule up front and a phone call the day something on it moves.
The Monteola clay under this county is a Vertisol, 40 to 60 percent clay, and the USDA described the series here. In a dry summer it cracks open an inch or two wide and reaches twenty inches down. The next rain swells it shut. A foundation designed for that holds level. One that was not shows up in your doors two years later.
Yes, across Karnes County and the Crossroads. Kenedy is six miles south on US 181 and we build there too. Our shop is in Goliad, 38 miles southeast, so a job site here is a short drive and not a travel charge.
Size, finishes, and how much dirt work your lot needs move the number more than anything else. A septic system and a long driveway add cost that a lot in town does not carry. We put the full estimate in writing and show you where the money goes before you commit to anything.
Both. Room additions, garages, covered patios, kitchens, baths, flooring, drywall, and paint. If it involves building something, ask us. For a commercial building rather than a house, see commercial construction in Karnes City.
