How long will my house take?
Plan on 6 to 12 months from first meeting to keys, with 4 to 6 months of that being actual construction. The county paperwork usually decides your start date, so we file it first.
Do I need to own land first?
No. Call before you buy if you can. We will look at lots with you and tell you what each one costs to build on. A cheap lot that needs a well, a septic field, and a long drive stops being cheap in a hurry.
Can I bring my own plans?
Yes. Bring whatever you have, even a printout off the internet. We will price it straight and tell you what needs changing for our soil and the local code.
Who picks the finishes?
You do. Cabinets, counters, flooring, paint, fixtures, all of it. Your budget sets the limit, not our catalog. This is also where the price swings most, so we walk through it with you before anything is ordered.
Can you help with financing?
We do not lend. We can point you to lenders who write construction loans in this part of Texas, which is a different product than a regular mortgage. Ask early, because it affects your draw schedule.
What happens if something goes wrong after I move in?
You call us and we come out. Builds carry structural and systems coverage, plus the manufacturer warranties on what is installed. We are 32 miles up the road in Goliad, not in another state.
