What we build in Victoria

You have acreage outside town or a lot in a subdivision. We handle the dirt work, the slab, and the house.

Bring blueprints, a napkin sketch, or a photo you saved. We draw it up and change it until it looks right to you.

Floor plan, cabinets, counters, flooring, paint. Your budget sets the limit, not our catalog.

The ground in Victoria moves. Your slab has to deal with it.

The soil across this part of the Gulf Coast is heavy clay. Some of it runs 45 to 60 percent clay.

Here is what that means for a house. In a dry August the ground pulls apart. Cracks open up two or three inches wide and run down several feet. Then a storm rolls in and the clay swells right back. It does this every year.

A slab poured without a plan for that ground will crack. So will the drywall above it, and the doors will stop closing.
We start with the dirt. Soil work first, then a slab sized for what that soil does. We also grade the lot so water runs away from the house instead of sitting against it.

City lot or county land, the paperwork is different

Inside the city limits, plans go to Development Services at 700 Main Center. Victoria builds to the 2021 International Residential Code, with local changes on top of it. We pull the permit and meet the inspectors.

Outside the city limits, there is no city permit. There is septic. Victoria County Public Health handles septic permits for the state. Before you can apply, a licensed evaluator has to dig test holes on your lot and write up the soil. You need a survey and a plat too. No one turns dirt until it clears.

Own 10 acres or more with one house on it? You may not need the septic permit at all. We check that early, before you pay for something you do not need.

You sign where we point. We do the rest.

We sit down

Bring your lot, your budget, or your Pinterest board. All three is better.

We draw it

You mark it up. We draw it again. This part takes as long as it takes.

We price it

You get the number before we break ground, not after.

We handle permits

City plans, county septic, inspections, all of it.

We pour

Dirt work, plumbing rough-in, then the slab.

We build

Frame, roof, wiring, insulation, drywall. You get updates and photos every week, and you can walk the site whenever you want.

We finish it

Cabinets, floors, paint, lights, trim.

We walk it together

You write the list. We fix every item before you move in.

What a new home costs here

Nobody can quote a house off a phone call, and anyone who does is guessing.
Six things move your number more than anything else:
  • Your lot. Flat and clear costs less than trees, slope, or a low spot that needs fill.
  • Utilities. City water and sewer at the curb is one price. A septic system and a water well is another.
  • Square footage, and how it is shaped. A simple rectangle costs less per foot than a house with six corners.
  • One story or two.
  • Your slab. Bigger house, more engineering.
  • Finishes. This is the swing. The same floor plan can land at two different numbers depending on your cabinets and counters.

A septic system needs a licensed evaluator and a county permit before anything gets installed. If there is no water line, you need a well. We line up both and keep them on schedule with the build.
