You have acreage outside town or a lot in a subdivision. We handle the dirt work, the slab, and the house.
The soil across this part of the Gulf Coast is heavy clay. Some of it runs 45 to 60 percent clay.
Here is what that means for a house. In a dry August the ground pulls apart. Cracks open up two or three inches wide and run down several feet. Then a storm rolls in and the clay swells right back. It does this every year.
A slab poured without a plan for that ground will crack. So will the drywall above it, and the doors will stop closing.
We start with the dirt. Soil work first, then a slab sized for what that soil does. We also grade the lot so water runs away from the house instead of sitting against it.
Inside the city limits, plans go to Development Services at 700 Main Center. Victoria builds to the 2021 International Residential Code, with local changes on top of it. We pull the permit and meet the inspectors.
Outside the city limits, there is no city permit. There is septic. Victoria County Public Health handles septic permits for the state. Before you can apply, a licensed evaluator has to dig test holes on your lot and write up the soil. You need a survey and a plat too. No one turns dirt until it clears.
Own 10 acres or more with one house on it? You may not need the septic permit at all. We check that early, before you pay for something you do not need.

Yes. We build all over Victoria County and the Crossroads. County land has its own steps, mostly septic, and we handle those.
We do. City plan review, county septic, every inspection. You do not chase paperwork.
Yes. Bring what you have. We will review it, tell you what it takes to build here, and adjust anything that fights our soil or the code.

A septic system needs a licensed evaluator and a county permit before anything gets installed. If there is no water line, you need a well. We line up both and keep them on schedule with the build.
